A better Alabama investment property search starts with a buy box.

The goal is not to find a property that looks like a deal. It is to define what a deal must do for your strategy and then search accordingly.

Real estate investing becomes easier to evaluate when the criteria are written before the property appears. A useful buy box defines the target market, property type, purchase range, renovation tolerance, financing plan, desired cash flow or return threshold, hold period and exit strategy.

Choose the strategy first

Long-term rentals, fix-and-resale projects, short-term rentals, land, small commercial property and value-add acquisitions require different assumptions. A property that works for one strategy may be a poor fit for another. Decide what the property is supposed to accomplish before comparing addresses.

Use realistic income assumptions

For rental property, estimate achievable rent using relevant market evidence rather than the highest advertised rent. Consider vacancy, management, maintenance, taxes, insurance, utilities paid by the owner, association fees and reserves for larger repairs. Conservative assumptions make it easier to see whether a deal still works when something goes wrong.

Budget repairs before setting the maximum offer

Condition can change the economics quickly. Separate immediate repairs from improvements that may be optional. For significant renovation, obtain appropriate contractor estimates and build in contingency for unknown conditions.

Compare financing structures

Cash purchases, conventional investment loans, portfolio loans and other financing structures can produce very different monthly cash flow and cash-on-cash results. Speak with qualified lenders about the options available for the property type and borrower profile.

Check the exit before you buy

A strong acquisition plan considers how the property might eventually be sold or refinanced. Ask who the future buyer is likely to be, what condition the property will need to be in, and what factors could affect marketability.
